The Most Common Roof Problems and How to Recognize Them

As a homeowner, there are certain problems that you want to be able to recognize sooner than later. When it comes to your roof, the sooner that you pick up on a problem, the sooner you can get it taken care of. That is why, in today’s blog post, we are going to cover three roofing problems that commonly happen to residential roofs and how you can recognize them. Let’s get started.

Shiners

Shiners are when the nails of the roof start to work their way through the roofing deck. Usually, shiners occur when the roof has been installed or worked on by someone with little experience that uses the wrong type of fastener during the installation. The thing about shiners is they’re difficult to spot because they can only be seen from the attic, making it a common roofing problem that can go on for years without a homeowner discovering them.

Unfortunately, shiners can become a big problem for homeowners. If the nails are protruding through the roof deck, moisture builds up in the insulation and leads to some extreme water damage, which is certainly not an ideal situation.

Too Much Sealant

To many homeowners, especially in Colorado, too much sealant sounds like the last thing you’d worry about. What could be wrong with some extra protection from moisture? The reality, however, is that too much sealant can actually crack, peel, and lead to a leaky roof. Again, it may not seem like a huge problem to have, but in order to get this problem taken care of, the old sealant needs to be removed and fresh sealant needs to be applied. 

Not Enough Ventilation

A quality roof installation will provide you with the perfect amount of sealant as well as a proper ventilation system. As we mentioned earlier, inexperienced installations often wind up with too much sealant being applied, which can affect the ventilation of your home. This is another challenging problem to recognize because you do need to go into the attic to really notice the effects of poor ventilation. 

When you go up to your attic, make a note of the temperature. If it is warmer in your attic than it is outdoors, you can almost guarantee that there’s not a proper ventilation system.  When this happens, your attic will start to hold heat and build up moisture, making the space extremely humid. This can then become a problem of water damage, mildew, and in extreme conditions, mold.
